We want what’s best for our family, and getting that perfect home is where it all begins.

Belton Communities Inc., a wholly owned subsidiary of Eton Properties Philippines, Inc. catering to the middle-income segment, develops West Wing Villas, a vast and comfortable enclave in North Belton Communities.

Located at Quirino Highway, Quezon City, West Wing Villas is a 5.2-hectare prime phase subdivision, one of the three residential enclaves at North Belton Communities, along with West Wing Residences, a residential enclave with American-inspired architecture, and The Manors, an enclave of 14 mid-rise residential buildings.

Going home to West Wing Villas is easy. It is only a few minutes’ drive from major thoroughfares like EDSA, Tandang Sora Avenue, MRT Hub and the newly opened expressway connecting Mindanao Avenue to the North Luzon Expressway.

Since West Wing Villas is near academic institutions like UP Diliman, Ateneo de Manila, Miriam College and the many schools along the University Belt, it indeed sits in a prime, family-oriented location.

Belton Communities takes into consideration how a family can live with utmost comfort and convenience. According Jay Atencio, BCI Assistant Vice President and Project Director, "We thought of possible concerns of a typical family – enough space for every member, a healthy environment, security, and easy access and transportation – and West Wing Villas addresses all that."

Inspired by American architecture in an open space with lush greens, West Wing Villas offers 3 to 6-bedroom house models, all designed to accommodate small and big families, at unit prices ranging from P4 million to P10.8 million.

Single detached units are available in two-house models with floor areas of 110-150 square meters and lot areas of 88-154 square meters. A duplex unit is also available with a floor area of 70 sqm and lot area of 77 sqm.

The 150 square meter single detached house units have 6 bedrooms, 4 toilets and bathrooms, and 2 carports—ideal homes for big families.

Suitable for growing families are the 80-110 square meter single detached units with 4 to 5 bedrooms, respectively.

Both units also have 3 toilets and bathrooms as well as two carports.

The duplex units, on the other hand, have 3 bedrooms, 2 toilet and bathrooms and a carport—cozy homes for starting families.

West Wing Villas also has a gated entrance that separates it from the two residential enclaves in North Belton Communities.

A perimeter wall with electric fence and 24-hour security further ensure the safety of the residents.

Residents can further enjoy the many lifestyle amenities provided for the subdivision.

These include a bi-level clubhouse, adult and kiddie swimming pools, multi-purpose court, and children’s playground.

What’s more, West Wing Villas is situated right across SM Hypermarket, and soon, right beside an SM mall to be built within the North Belton Communities development.

"North Belton Communities, where West Wing Villas is located, is perfect for the family because of its premier location. Its easy access to a supermarket, and soon a mall, definitelybrings convenience right at our future residents’ doorsteps," Atencio said.

Apart from these adjacent establishments, West Wing Villas is also a 10-minute drive to Centris Walk, SM City North EDSA and Trinoma.

Following this principle, Eton Properties Philippines Inc. (EPPI) is set to deliver urban lifestyle comforts in the company’s newest upscale Quezon City residential project, 68 Roces.

The 3.3-hectare property has facilities conceptualized with the busy urbanista in mind, offering options to slow down and enjoy time by themselves or with loved ones.

The beautifully-designed clubhouse makes social gatherings of 68 Roces residents worth the experience of a lifetime.

Aside from function rooms, where residents can celebrate important events in their lives, the clubhouse is a venue for relaxation and fitness training with its gym.

All areas in the clubhouse are Wi-Fi ready for the techno-savvy residents.

Outside the clubhouse are added amenities that the entire community can take delight in.

An adult swimming pool adjacent to the clubhouse is a perfect place to relax or soothe one’s tired body.

The 28-meter pool is perfect for swimming parties. Of course, children can also have wet fun of their own in the kid’s swimming pool.

They can safely play and meet new friends from the neighborhood at the kid’s playground.

The landscaped garden creates a whimsical setting for spending relaxing moments with loved ones surrounded by lush green and colorful blooms.

Residents can also socialize through the green pathways.

This 2.5 meter wide grass-layered passageway between residential clusters connecting the entire neighborhood is where physical fitness buffs can walk, bike and jog together.

Even inside the 3- and 4- storey luxury residences (three or four bedroom), families remain in commune with nature. Big windows in each unit allow natural light and breeze to brighten up and cool the interior with less or no use of electricity.

68 Roces is also seen to offer a unique residential enclave that would provide one of the safest, most secure neighborhoods in the metropolis.

Eton introduces ‘shophouses’

TYCOON LUCIO Tan-led Eton Properties Philippines Inc. has unveiled a new property development project involving an enclave of residential townhouses with a provision for commercial space at the ground floor. This project targets entrepreneurs who prefer “shophouses.”

The townhouse enclave called “The Arcade” is a commercial component of its luxurious residential community 68 Roces City, a 3.3-hectare master-planned community at Don Alejandro Roces Avenue in Quezon City.

The new project features a strip of luxury residences in the form of three-story shophouses. Ground floors are allotted for the commercial area, for stores or offices, while the second and third floors are for residential use.

The structure is typical of the shophouses that Filipino-Chinese entrepreneurs prefer, said Eton president Danilo Ignacio, noting that similar shophouses abound in Binondo—the center of the Filipino-Chinese community.

“With this, owners will be privileged to have an area for business and commercial use and two floors more for living, all within an upscale, luxurious enclave,” said Eton vice president for business development Jonathan Caro.

68 Roces’ residential component is composed of three-story and four-story luxury residences. Three-bedroom units range from 158 to 198 square meters and will be sold for at least P12.5 million.

Four-bedroom unit sizes range from 200 sqm to 238 sqm with unit prices starting at P15.3 million.

68 Roces: Living the green lifestyle

Premiere real estate developer Eton Properties Philippines Inc. (EPPI), is setting-up an address that comes with status – one that reflects its future residents’ impeccable taste in living, and a lifestyle that puts importance to health and the environment.

The project is called 68 Roces, a 3.3-hectare community that is set to become Quezon City’s newest landmark in luxury residences.

Located in one of Quezon City’s most convenient and progressive suburbs, this exclusive community is introducing a novel way of living, one which promotes not only total well-being, but the chance for residents to live a green lifestyle.

The importance of this home set-up is advantageous not only for future homeowners, but the general community as well. The project’s fresh take on architecture provides comfort and convenience to those living in the metropolis at the same time allowing them to lead an eco-responsible life, one that puts importance to the environment.

At the center of its masterplan are the green pathways – beautifully landscaped spaces in between homes that serve as buffer zones among structures in the residential enclave, further establishing the feeling of exclusivity and privacy among homeowners. But more than well-structured dividers, the green pathways offer residents a truly advantageous amenity: a natural space that doubles as free airflow zone.

The open areas allow air to move freely – greatly improving the ventilation of all luxury residences. There will be no stale air for individuals who will soon call 68 Roces their home, as fresh breeze wafts comfortably in all houses. And since the pathways are measured at a roomy 2.5 meters, natural light also penetrates homes easily, affording residents the chance to go about their duties without consuming too much electricity.

The green idea adjusts well with the architecture of the three or four-bedroom luxury residences. Big windows brighten up a living area well, and also create breezier and more comfortable space. The inclusion of sun screen also functions as heat buffers and doubles as an interesting architectural texture on the facade.

According to Eton vice president for Business Development Jonathan Caro, “the project introduces a design breakthrough which considers nature, aesthetics, functionality and efficiency in one venue. This will serve as a catalyst for the awareness and improvement of future residential developments in Quezon City. It demonstrates sustainable design by applying passive cooling techniques, and maximizing the use of natural light and ventilation. This feature will also give residents the chance to reduce dependence on artificial lighting and air conditioning while allowing the community to reduce their consumption on electricity.”

Adding both security and exclusivity to 68 Roces is a tastefully-designed entrance gate that welcomes guests to the luxury residences. There is also 24-hour security via CCTV set-up, and a high perimeter wall with an electrified fence.

Eton Properties expects ‘boom’ to double profits

LUCIO C. TAN-led real estate firm Eton Properties Philippines, Inc. projects robust growth this year, with profits expected to rise by more than double to P700 million.

First-quarter net income of P185 million -- more than 10 times the P18-million profit in the previous year -- is an indication of the bullish property sector, the company said in a statement.

In the first quarter, Eton Properties said “revenues amounted to P974 million, an increase of 277% over the P352 million generated during the first quarter of 2009.”

Higher revenues were attributed to the ongoing construction of residential projects like Eton Residences Greenbelt, Eton Baypark Manila, One Archers Place, South Lake Village at Eton City, The Manors at North Belton Communities, Eton Parkview Greenbelt, Belton Place and the Eton Emerald Lofts.

Leasing income came from newly opened commercial centers and office projects like Centris Station and Cyberpod Centris in Quezon City and Cyberpod Corinthian in Ortigas.

Assets of the three-year-old real estate firm also grew by 344% to P11.7 billion, from P3.4 billion last year.

“We have reasons to be bullish in 2010. Growth will be driven by the strong results of the real estate business, boosted by the country’s successful first automated national elections,” Danilo E. Ignacio, president of Eton Properties, said in the statement.

For instance, total reservation sales in January to April rose by 98% year on year. “With the relatively peaceful elections over, we foresee that this boom will continue and strong numbers will keep pouring in,” he added.

Eton Properties will launch a total of 10 new projects this year, two of which were already launched early in the year. Eton Properties has launched a total of 29 projects -- residential, commercial, office projects and township developments -- in its first three years of operations.

Shares in Eton Properties, which turned around to a P294-million profit last year from a P130.7-million net loss in 2008, rose to P3.15 each yesterday from P3.10 on Wednesday.
