TYCOON LUCIO Tan-led Eton Properties Philippines Inc. has unveiled a new property development project involving an enclave of residential townhouses with a provision for commercial space at the ground floor. This project targets entrepreneurs who prefer “shophouses.”
The townhouse enclave called “The Arcade” is a commercial component of its luxurious residential community 68 Roces City, a 3.3-hectare master-planned community at Don Alejandro Roces Avenue in Quezon City.
The new project features a strip of luxury residences in the form of three-story shophouses. Ground floors are allotted for the commercial area, for stores or offices, while the second and third floors are for residential use.
The structure is typical of the shophouses that Filipino-Chinese entrepreneurs prefer, said Eton president Danilo Ignacio, noting that similar shophouses abound in Binondo—the center of the Filipino-Chinese community.
“With this, owners will be privileged to have an area for business and commercial use and two floors more for living, all within an upscale, luxurious enclave,” said Eton vice president for business development Jonathan Caro.
68 Roces’ residential component is composed of three-story and four-story luxury residences. Three-bedroom units range from 158 to 198 square meters and will be sold for at least P12.5 million.
Four-bedroom unit sizes range from 200 sqm to 238 sqm with unit prices starting at P15.3 million.
Since starting operations, Eton Properties has launched a total of 30 projects encompassing residential, commercial, office projects and township developments. Its foreign counterparts, Eton Properties Group of China and Eton Properties Limited of Hong Kong, have long made inroads into regional real estate business.

Eton to construct second office building in Centris
Eton Properties Philippines Inc., the property unit of airline and tobacco tycoon Lucio Tan, will start construction of a second office building within its 12-hectare property in Centris Station along Edsa corner Quezon Avenue in Quezon City.
Eton Properties president and chief operating officer Danilo Ignacio told reporters the 12-story office tower would primarily cater to business process outsourcing companies and occupy a gross floor 18,000 square meters.
Ignacio said the company decided to put up its second office tower after fully leasing the first and another development.
“We are confident that the second building will be fully leased before it is completed,” Ignacio said.
The second office building is expected to be completed by the fourth quarter of 2011.
Ignacio said the company had been getting strong interests from existing locators to lease several floors of the second building as part of their expansion plans. Among the company’s existing locators are Wipro and Startek.
Eton Properties also plans to launch its first residential condominium project in Centris Station.
Ignacio said the first residential tower would target middle-income families.
The company plans to put up three residential buildings within the property under the master plan for Eton Station.

An SM mall will soon rise within North Belton Communities (NBC), a vast mixed-use township in Quezon City being developed by Belton Communities, Inc. (BCI), a subsidiary of Lucio Tan’s Eton Properties Philippines, Inc. (EPPI) catering to the middle-income segment.

Eton fully leases Cyberpod Corinthian
Eton Properties Philippines, Inc. (Eton) has leased out all available space in its office space development Eton Cyberpod Corinthian in Ortigas Pasig.
The remaining floor is set to be taken by back-office service provider Northgate Arinso who is poised to increase its manpower to 800 by the end of the year, according to its director for business consulting Hans Montenegro.
Montenegro said Northgate Arinso signed the documents for another whole floor last week.
Northgate Arinso is the first locator in Cyberpod Corinthian, a three four-storey building cluster along Ortigas avenue in Pasig. This is Eton’s first office space project to be completed, first offering in the campus-type BPO building.
"Northgate Arinso signed a letter of intent to take 2,772.6 square meters at the thirrd floor of building one of Eton Cyberpod Corinthian, bringing the total area to 5,445.2 sq.m. Contract review is ongoing and we expect contract to be signed within the month," according to Eton president Danilo Ignacio.
"With NGA taking the last available floor, Cyberpod Corinthian will be 100 percent leased. Startek is Eton’s other tenant who took seven floors at the project," Ignacio added.
A whole floor can hold as much as 400 BPO seats.
Master-planned for a three four-storey office building within the 1.1 hectare property, Eton Cyberpod Corinthian offers a floorplate of 3,000 sq.m. of space for each building, and can accommodate 12,000 sq.m. per structure of BPO space.
Cyberpod Corinthian is designed to have a commercial component on its ground floor.
Office space is Eton’s biggest contributor so far of recurring income as it continues to develop its portfolio in the local property industry.
Apart from Cyberpod Corinthian, Eton also has its office space in Cyberpod Centris in Quezon City where a 12-storey BPO structure with a 12,000 sq.m. floorplate had been constructed.
Eton Cyberpod Centris currently houses BPO firms Unysis, Bluestream, and Wipro. Other buildings is set for construction.
First half profit for Eton grew almost ten times at P385 million compared to the previous year’s P40 million.
Total revenues reached P1.9 billion, an increase of 280 percent from P503 million last year.
